1. Your Asking Price Is Too High.

If a house doesn’t sell, one of the most common reasons is the listing price. Today’s buyers are well-researched, always comparing listings. If the price is not equal to market value, they will simply walk away.

Even though your house may mean a lot to you and cost you a lot of money, the market only pays what the house is worth. When you overprice, you don’t get as many showings, the days on the market get longer and it goes stale.

4. Limited Viewing Flexibility.

If buyer can not view your home at their convenience, they will skip it. Your home’s exposure might be limited with strict viewing windows or lack of communication with buyers. Customers require flexibility, especially those who work through the week.

Try to do viewings in the evening and on weekends. A lockbox is an ideal way to handle last-minute requests by agents. Or your agent can manage them. The more accessible your home is, the faster it will sell.

5. The Market Is Slow.

Sometimes, the issue isn’t your home at all. When supply exceeds demand, properties take longer to sell in a buyer’s market.  Economic fluctuations, seasonal changes, and interest rates have an impact too.

Consult your agent on current market conditions. You may have to temper your expectations or sweeten the deal with enticements, such as payment of closing costs or the flexibility of move-in dates.

6. Unresolved Repairs or Hidden Problems.

Homes with maintenance issues, like leaking taps and cracked tiles, may raise a red flag for buyers. Buyers may then think there are serious problems. If an inspection reveals major defects, buyers may withdraw offers or choose not to make one.

Get all visible repairs sorted before listing. Get a pre-inspection so that you know about hidden issues you can fix upfront. Transparency builds trust with buyers.
