Dunearn House Review 2026: Is It Still Worth Buying After Launch?

Most early Dunearn House reviews asked whether it was worth buying before launch. We now have real sales and price data, so the better question is: is Dunearn House still worth considering after launch?

The launch was strong. The developer reported that 212 of 380 homes sold over the first weekend at an average price of about $3,140 psf. The agency report used for this review shows 227 new sales through 22 August 2026, at a median of about $3,106 psf.

But not every remaining home is equally attractive. Most standard three-bedroom homes are gone, while there is more choice among two-bedroom Premium and larger four-bedroom Premium homes. The key question is whether the unit, total price and future resale plan suit you.

Availability and starting prices were checked on EcoProp on 19 September 2026. Always confirm the current unit and price before deciding.

One of Dunearn House’s biggest strengths is that the area already works. Sixth Avenue MRT, Bukit Timah Road, schools, clubs, shops and landed neighbourhoods are already here. Turf City adds a long-term growth story, but it is not the only reason to live here.

The project has taller Pinnacle blocks, lower Luxury Collection blocks, a 50m lap pool, a tennis court and several wellness and clubhouse facilities. Drivers should note that there are 228 regular carpark lots for 380 homes—about 0.6 lot per home. This may be enough over time, but families with cars should not ignore it.

What the launch response tells us

According to Frasers Property’s 26 July launch update, 212 homes sold over the first weekend. That is 56% of the project, at an average of about $3,140 psf. The developer also said all standard three-bedroom homes sold and that larger units were popular.

The agency report used for this review shows 227 new sales from 24 July to 22 August 2026. The median was about $3,106 psf, with prices from $2,799 to $3,367 psf.

Buyers did not only choose the cheapest units. Three-bedroom and standard four-bedroom homes also sold well, which points to real family demand. Premium layouts cost more: the 1,001 sq ft three-bedroom Premium sales averaged about $3,255 psf, while the 1,378 sq ft four-bedroom Premium + Study sales averaged about $3,282 psf.

My view: buyers clearly liked Dunearn House, but that does not mean every layout is good value. What is still available matters more than the launch headline.

Location and connectivity: strong today, not only tomorrow

Dunearn House sits along Dunearn Road in the Swiss Club/Bukit Timah area. The developer says Sixth Avenue MRT is about a four-minute walk away. The Downtown Line already connects residents to Botanic Gardens, Stevens and the city. Buyers do not need to wait for the future Cross Island Line.

For daily life, what is already nearby matters more than a long list of future plans. The area already has groceries, food, schools and clubs. Still, walk the actual route to the MRT and the places you will use. A map does not show every crossing, the heat, rain or future diversions.

The nearby schools are a plus, but always check the current home-school distance and admission rules for the exact block using official tools. A marketing map does not guarantee admission.

What earns the score

  • An established Bukit Timah address, not a new area starting from scratch.
  • Sixth Avenue MRT is already open.
  • Road access through Dunearn/Bukit Timah Road and links towards the PIE.
  • Future Turf City MRT on the Cross Island Line, targeted for 2032.
  • Green and landed surroundings around the site.

Why it does not score full marks

  • Turf City’s shops and community facilities are not ready yet.
  • Construction and changing access routes are likely to be part of the environment for years.
  • Walking comfort depends on the exact route and future works, not only stated distance.
  • The future MRT is expected after the project is completed.

Turf City: future upside and future competition

URA plans about 15,000–20,000 public and private homes in Turf City over 20 to 30 years. The area is also planned to have public transport, community spaces, greenery and retained heritage buildings.

This is a very large change. Early buyers may benefit as more residents bring shops, services and better walking links. The future Turf City MRT, targeted for 2032, should also improve transport.

But the masterplan also brings some drawbacks:

  • years of staged construction and changing surroundings;
  • new private launches competing for attention and buyers;
  • future homes with newer designs or more convenient amenities; and
  • resale buyers having many more Turf City projects to compare.
Being first does not mean Dunearn House will always be rare. The higher land price next door helps support the current pricing, but it does not guarantee a profit. Future buyers will compare the location, views, layout and total price with many more homes.

How to choose from the available units

I would not choose a unit just because it has the lowest PSF or sits on the highest floor. The live balance also changes too often for a public stack-by-stack review to stay useful. Start with what the home needs to do for you, then compare it with the most realistic alternative.

Lowest entry price

527 sq ft two-bedroom

Make sure the compact layout works in real life. Future buyers and tenants may have many similar small units to choose from.

Work-from-home flexibility

Two-bedroom + Study

Check whether the small study is useful enough to justify the price. It is not a full bedroom.

Larger two-bedroom

Check what you really gain over the 527 sq ft and + Study layouts before paying more.

Family three-bedroom

1,001 sq ft three-bedroom Premium

Most smaller three-bedroom homes are gone. Compare the remaining Premium units with completed and freehold resale choices.

Standard family four-bedroom

1,184 sq ft four-bedroom

Choice is limited. Check the exact floor, facing and possible road noise before deciding.

Large family home

1,302–1,378 sq ft Premium four-bedroom

At above $4 million, the extra space should meet a real long-term need. Do not rely only on hopes of higher future prices.

Layout and specification details worth knowing

  • Blocks 760 and 762 generally have four homes per typical floor and two lifts; Blocks 766, 768 and 770 generally have eight homes per typical floor and two lifts.
  • The kitchen hoods recirculate air instead of venting it outside.
  • The sales material does not state that all units have double glazing. Check the exact glazing and noise treatment for the chosen unit.
  • Some stacks have extra noise treatment because of their facing.
  • Check future roads and walking routes before paying more for an “open” view.

These points do not make the project good or bad. They simply help you avoid paying more for something the sales documents do not promise.

Price and value: fairly supported does not mean cheap

The Dunearn House site was bought at a lower land price than the second Dunearn Road site. This helps explain why Dunearn House may be cheaper than the future project next door. But land price is only one part of the comparison.

The actual median of about $3,106 psf is more useful than an estimated launch range. Buyers are paying for a new project, a Bukit Timah address, Sixth Avenue MRT nearby and an early place in Turf City.

Buyers are also accepting a 99-year lease and a wait until completion. Freehold or completed condos may offer more space or immediate use, but not the same new facilities. Compare the total price, layout and how long you plan to hold—not just the PSF.

The $4m question: Many remaining homes are Premium four-bedroom layouts above about $4 million. At this total price, compare them with completed and freehold homes too. A lower PSF than a future launch does not automatically make it the better buy.

I can check the price, layout, likely tenant and future resale competition, then compare it with two realistic alternatives.

Rentability: good tenant appeal, moderate yield

Dunearn House should appeal to professionals using the Downtown Line, families who like Bukit Timah and nearby schools, and tenants who want a newer home near existing amenities.

But good tenant demand does not always mean a high yield. For a rough check, I used recent rental PSF from nearby Royalgreen and Fourth Avenue Residences and compared it with current starting prices at Dunearn House.

Important: This is only a rough guide, not a rent forecast. Dunearn House is not completed, and the rental market may be different in 2030. The figures are before maintenance, tax, vacancy, agent fees, furnishing, repairs and loan costs.

My view is that the project should be rentable, especially the smaller units, but rental yield should not be the only reason to buy. Turf City may bring more tenants, but it will also bring many newer rental homes.

Exit strategy: who buys from you later?

Start with a simple question: who may buy your unit from you later? Dunearn House has two advantages:

  1. it has homes for different buyers, from entry two-bedrooms to family four-bedrooms; and
  2. the Bukit Timah location already has value without relying on the masterplan.

The demand for three- and four-bedroom homes is a good sign because it points to real family buyers. They may stay longer than buyers in a project made up mainly of small investment units.

The challenge is standing out later. By the time owners sell, Turf City may have several newer projects. Buyers may compare:

  • a compact Dunearn House two-bedroom against newer small units closer to future amenities;
  • a $4m-plus Premium home with freehold or completed Bukit Timah condos; and
  • a 99-year home with freehold projects.

This does not mean the resale outlook is poor. It means your unit should give a future buyer a clear reason to choose it: a good layout, sensible total price, useful facing, easy transport or limited supply of that unit type.

Exit principle: Buy a unit that will still make sense after the “first project in Turf City” story is no longer new. A good layout and sensible total price matter more than a slogan.

Who should—and should not—shortlist Dunearn House?

Dunearn House may suit you if:

  • you value Sixth Avenue MRT and Bukit Timah today;
  • you can accept years of construction around Turf City;
  • you want a new home with facilities rather than the most space for your money;
  • the remaining layout suits how you will actually live;
  • you are comfortable with a moderate rental yield; and
  • you have compared the total price with freehold and completed alternatives.

You should be more cautious if:

  • you are buying mainly because future projects may be more expensive;
  • you need a high rental yield to make the numbers work;
  • you expect immediate Turf City retail and community amenities;
  • you assume an open view is permanently protected;
  • you require guaranteed parking convenience; or
  • you are choosing a very compact layout only because it is the cheapest.

The main strengths and trade-offs

Final verdict: is Dunearn House still worth buying?

Yes, for the right buyer and the right remaining unit.

Dunearn House has already shown that buyers like the project. It combines a Bukit Timah address, MRT access today, an experienced developer team and long-term plans for Turf City. Demand was not limited to the cheapest homes; family-sized units also sold well.

The trade-off is that many of the popular family units are already gone. There is now more choice among two-bedroom Premium and large four-bedroom Premium homes. The smaller units need a clear tenant or resale buyer. The largest units need to justify a price above $4 million against freehold and completed condos.

That is why I score Dunearn House 76/100. It belongs on a serious shortlist, but it is not a risk-free shortcut. I would consider it if you genuinely value the location and can find a remaining unit that suits a real need. I would not buy mainly because of the future MRT, the land price next door or the “first mover” label.
