The M Condo is a new mixed development located in the Downtown area, Prime District 7, Singapore. The 99-year leasehold development consists of 522 units. The M Condo completed construction in late 2023; the project was developed by Wing Tai, founded in 1955 in Hong Kong and incorporated in Singapore in 1963, and has become Singapore’s leading property developer and lifestyle company. The developer has a strong track record of quality and an extensive portfolio.

Consisting of three 20-story residential towers and a low-rise block of apartments resting on a six-story tower, The M also features a commercial area spanning 16,000 sq ft. The M’s Home/Work concept provides integrated furniture solutions for flexibility in living spaces, offering a range of studio and one- to three-bedroom units. Studio and one-bedroom units range from 409 sq ft to 904 sq ft in size.

Lousy management with threatening of grace period waiting for residents when they book vehicle when they not ready because our issue residents pay management fee purposes for been threatening by the management what a lousy management push problem without responsibility

I personally live here and generally its a good experience since its so well connected to everywhere.

However I have to say - We have the worst condo security guards ever, extremely rude even to residents. I don't have the names but there's one Indian lady in particular (does not wear spectacles) whom I remember specially - She's the worst, always looks like she has a bad day and attitude just sucks in general.

If there's one thing to change in the condo - I would say security team first if possible.

The M condo is a disgrace to the word “luxury.” My wife lives here, I do not, and every visit turns into humiliation. Their QR code system is broken garbage, and instead of helping, the guards act like thugs on a power trip. Last night, because my wife was asleep, they refused to let me in. I was left standing outside for 30 minutes like a criminal begging for entry into my own wife’s home.

Then the guard did the unthinkable. He slammed the door in my face. That is not “security,” that is raw disrespect. You do not slam doors on residents’ families unless your goal is to humiliate, bully, and dehumanize.

And let us not forget the cherry on top. Four dollars an hour for guest parking. What kind of shameless condo charges residents’ loved ones to simply visit? This is daylight robbery dressed up as “policy.”

The truth is simple. The M condo is all about greed and zero about respect. Guards here do not protect, they provoke. They do not serve, they sneer. This is not hospitality, it is hostility.

Management should crawl into a hole out of shame. A so called “luxury residence” where guests are extorted, insulted, and literally have doors slammed on them is nothing but a polished prison.

The M condo: where your family gets treated worse than trespassers, and you pay millions for the privilege.

The security there were damn rude talk with no manners especially those indian nationality they think they are holding a security license and they are the enforcer and can talk to people rudely who are they to tell people think with common sense when they talk even without common sense and basic respect pls go and learn how to talk to people with respect before u guys wan people to respect u as security hope the management will do something about it

New condo. Near to malls and restaurants. Spent less than an hour for friend's event. Everything is great however turned off with the insolent security guards, very unprofessional. Behaviour totally uncalled for.

Noisy even at higher floors and regardless of facing as you’re surrounded by busy roads and the development is relatively low-lying. Developers put no effort into designing the place to deal with sound issues and I really regret not getting the neighbouring developments. Overall it just feels poorly executed. Residents are mostly expats and students so it can get very noisy as well. And to make things worse, no soundproof windows were provided. Facilities are very minimal. I won’t be staying here for long.

Living at The M has been a wonderful experience overall! I have been staying here since it TOP last year.

1. **Noise Levels**: Vary depending on your unit's stack and facing. Studio units along the main road can be noisy, but taller, pool-facing blocks where most residents live are peaceful even at night. While the soundproofing between units (due to PPVC construction) could be improved, I’ve experienced minimal disturbances as the security team is highly efficient in resolving issues. Bugis Cube KTV noise has never been a problem for me since I live on a higher floor. However, late-night disturbances can sometimes arise from studio residents at Block 32, especially when they return home late or intoxicated.

2. **Management, Maintenance & Security**: The management, maintenance, and security teams are outstanding. This is one of the best MCST teams I’ve encountered. They are friendly, proactive, and handle feedback with care, ensuring continuous improvement. Communication is excellent, with updates consistently provided via the condo app. Cleaners and maintenance staff are diligent, and the pool is cleaned daily, ensuring it’s always in top condition.

3. **Carpark**: The carpark system is well-managed and thoughtfully organized. Recently, the management put up a notice for chargeable carpark fees for visitors, which is common in prime areas. Residents pay quarterly season parking, which is reasonable, given the lower overall maintenance fees. The carpark is divided into sections for residential and public parking, ensuring that residents always have a dedicated space. The management has clearly explained the rationale behind these fees, emphasizing the third-party management of parking and the condo's prime location in a busy area. While some may find it inconvenient, I appreciate the transparency and the fairness of this arrangement.

4. **Smart Facilities**: The smart home system is a significant highlight. Every unit is fully integrated with app controls for doors, lights, air conditioning, and water heaters. The lift lobbies feature advanced facial recognition and handwave entry systems, eliminating the need for access cards—a fantastic touch of convenience. Residents can register their visitors and generate a one time unique QR code for a dedicated lift lobby and other facilities on the condo App.

5. **Smell**: Food smells from Liang Seah Street, such as BBQ and hotpot, can sometimes waft into lower floors, but this hasn’t been an issue for me living on a higher level.

6. **Convenience**: The location is second to none. With easy access to Nicoll Highway, KPE, ECP, and PIE, driving is a breeze. Bugis MRT and key city spots are within walking distance, making this condo an excellent choice for anyone who values convenience.

In summary, living at The M has been a great experience. The condo is well-maintained, clean, and modern. While I’d recommend stricter vetting of tenant profiles, everything else about this residence—from the efficient management to the smart facilities—makes it a joy to call home. Highly recommended!

One of the better condos within the vicinity. Plenty of food options and amenities nearby without being too close to the noise and bustle like Duo or Midtown Modern. It is also centrally located and walking distance to 4 MRT lines and malls such as Bugis Junction/Bugis+, Raffles City, Suntec and the upcoming Shaw tower

A great location just across the street from Bugis with all the eateries in the area, the national library and the whole artistic district up along middle road. A great pool area, 50m for a good swim but with the whole pool depth 1.20 a good opportunity for wading and relax.

the mgt better take note.. some of the guards here damn arrogant.. they gif the damn stupig look down on delivery riders.. they tink they can b arrogant juz bcos they r protected by the union.. but so do the delivery riders now too..

Management can't even rent out the stalls downstairs even after so long, how to compete with Midtown modern ?
Decent place but too many expats and foreign students, doesn’t feel like I’m in Singapore when waiting for the lift. Make your vote count in the upcoming election to solve this.

Amazing condo but wth vIsitor had to pay for parking. I parked a few hours to visit a friend and it costs $18. Even shopping malls don't charge this amount. BAN THIS PLACE.

I actually really like this place. It’s always lively and really convenient. Getting around is a bliss. If you want to stay in the real side of Singapore. This is the place. By the way, National Library is just round the corner, but I don’t hear the librarians asking anyone to keep quiet 😂

Before buying / renting, please make sure surrounding noise from Bugis Cube and construction area. It does not have sound proof window.

Because the garbage collection point is located on the street in front of the building and the main entrance faces Bugis Junction, the smell of food waste can be noticed every morning, which is quite unpleasant.

This condo has an amazing location and views of the city - CBD, Bugis/Orchard. It is well connected to 4 MRT lines and 2 MRT interchanges, surrounded by lots of buses that ply across Singapore. It is within close walking distance to Bugis Junction, Bugis Plus, Suntec City and Raffles City. There's lots of F&B in the area, with plenty of amenities and entertainment. It is located next to the tradition rich Liang Seah Street. Once you are living here, you will not want to live elsewhere due to its central and convenient location.

Amazing location with lots of food choices amd amenities. Heart of the city, great facility. Like the pool and lots of chill out area. Amazing view at night. Nice jog to the water with beautiful sunrise and run along F1 track with view of Gardens by the Bay.
