The M Condo Unit Mix
The M Condo accommodates a diverse range of residents, from single professionals and couples to small families. The development offers various unit styles and sizes, including studio and one to three-bedroom units ranging from 409 sq ft to 904 sq ft.
Out of the 522 units in the project:
45% (233 units) consist of studios, one-bedroom, and one-bedroom-plus study apartments sized from 409 to 527 sq ft;
52% of the units are divided into two-bedroom and two-bedroom-plus study units ranging from 592 to 764 sq ft;
The remaining 17 units are three-bedroom, dual-key units measuring 904 sq ft each. These dual-key units can be separated into a stand-alone studio and a two-bedroom apartment, appealing to both investors and owner-occupiers.
Noisy even at higher floors and regardless of facing as youโre surrounded by busy roads and the development is relatively low-lying. Developers put no effort into designing the place to deal with sound issues and I really regret not getting the neighbouring developments. Overall it just feels poorly executed. Residents are mostly expats and students so it can get very noisy as well. And to make things worse, no soundproof windows were provided. Facilities are very minimal. I wonโt be staying here for long.
Living at The M has been a wonderful experience overall! I have been staying here since it TOP last year.1. **Noise Levels**: Vary depending on your unit's stack and facing. Studio units along the main road can be noisy, but taller, pool-facing blocks where most residents live are peaceful even at night. While the soundproofing between units (due to PPVC construction) could be improved, Iโve experienced minimal disturbances as the security team is highly efficient in resolving issues. Bugis Cube KTV noise has never been a problem for me since I live on a higher floor. However, late-night disturbances can sometimes arise from studio residents at Block 32, especially when they return home late or intoxicated.2. **Management, Maintenance & Security**: The management, maintenance, and security teams are outstanding. This is one of the best MCST teams Iโve encountered. They are friendly, proactive, and handle feedback with care, ensuring continuous improvement. Communication is excellent, with updates consistently provided via the condo app. Cleaners and maintenance staff are diligent, and the pool is cleaned daily, ensuring itโs always in top condition.3. **Carpark**: The carpark system is well-managed and thoughtfully organized. Recently, the management put up a notice for chargeable carpark fees for visitors, which is common in prime areas. Residents pay quarterly season parking, which is reasonable, given the lower overall maintenance fees. The carpark is divided into sections for residential and public parking, ensuring that residents always have a dedicated space. The management has clearly explained the rationale behind these fees, emphasizing the third-party management of parking and the condo's prime location in a busy area. While some may find it inconvenient, I appreciate the transparency and the fairness of this arrangement.4. **Smart Facilities**: The smart home system is a significant highlight. Every unit is fully integrated with app controls for doors, lights, air conditioning, and water heaters. The lift lobbies feature advanced facial recognition and handwave entry systems, eliminating the need for access cardsโa fantastic touch of convenience. Residents can register their visitors and generate a one time unique QR code for a dedicated lift lobby and other facilities on the condo App.5. **Smell**: Food smells from Liang Seah Street, such as BBQ and hotpot, can sometimes waft into lower floors, but this hasnโt been an issue for me living on a higher level.6. **Convenience**: The location is second to none. With easy access to Nicoll Highway, KPE, ECP, and PIE, driving is a breeze. Bugis MRT and key city spots are within walking distance, making this condo an excellent choice for anyone who values convenience.In summary, living at The M has been a great experience. The condo is well-maintained, clean, and modern. While Iโd recommend stricter vetting of tenant profiles, everything else about this residenceโfrom the efficient management to the smart facilitiesโmakes it a joy to call home. Highly recommended!
One of the better condos within the vicinity. Plenty of food options and amenities nearby without being too close to the noise and bustle like Duo or Midtown Modern. It is also centrally located and walking distance to 4 MRT lines and malls such as Bugis Junction/Bugis+, Raffles City, Suntec and the upcoming Shaw tower
A great location just across the street from Bugis with all the eateries in the area, the national library and the whole artistic district up along middle road. A great pool area, 50m for a good swim but with the whole pool depth 1.20 a good opportunity for wading and relax.
the mgt better take note.. some of the guards here damn arrogant.. they gif the damn stupig look down on delivery riders.. they tink they can b arrogant juz bcos they r protected by the union.. but so do the delivery riders now too..
Decent place but too many expats and foreign students, doesnโt feel like Iโm in Singapore when waiting for the lift. Make your vote count in the upcoming election to solve this.
Amazing condo but wth vIsitor had to pay for parking. I parked a few hours to visit a friend and it costs $18. Even shopping malls don't charge this amount. BAN THIS PLACE.
I actually really like this place. Itโs always lively and really convenient. Getting around is a bliss. If you want to stay in the real side of Singapore. This is the place. By the way, National Library is just round the corner, but I donโt hear the librarians asking anyone to keep quiet 😂
This condo has an amazing location and views of the city - CBD, Bugis/Orchard. It is well connected to 4 MRT lines and 2 MRT interchanges, surrounded by lots of buses that ply across Singapore. It is within close walking distance to Bugis Junction, Bugis Plus, Suntec City and Raffles City. There's lots of F&B in the area, with plenty of amenities and entertainment. It is located next to the tradition rich Liang Seah Street. Once you are living here, you will not want to live elsewhere due to its central and convenient location.
Amazing location with lots of food choices amd amenities. Heart of the city, great facility. Like the pool and lots of chill out area. Amazing view at night. Nice jog to the water with beautiful sunrise and run along F1 track with view of Gardens by the Bay.
